CTP Invest Continues to Expand Largest Industrial Park in Serbia CTP Belgrade North – Construction of Third Facility NBC1 of 30,000 m2 Starts

The Dutch company CTP Invest is the leading owner and operator of business-industrial parks in Central and Eastern Europe. The company’s portfolio covers more than 6 million square meters of business-industrial space in 7 countries throughout CEE, featuring over 500 renowned clients from various industries, such as Pepsico, Tehnomanija, BMTS, Yanfeng, DHL, IBM, Oracle, Bridgestone, Honeywell, Lufthansa etc.

Since the beginning of its operations in Serbia in September 2017, CTP has launched numerous projects and currently owns 6 facilities in its portfolio, whereas another 5 are under construction or are being designed, amounting to a total area of 225,000 m2 of space, which makes the company the leader in the market of industrial real estate in Serbia, with an over 60% market share and a space occupancy index of 100%.

With considerable investments in Belgrade, Novi Sad and Kragujevac, the company has now continued expanding its portfolio and started building another facility within the biggest industrial park in Serbia. After the successfully built first NBC2 facility of 20,000 m2 and the acquisition of the Eyemaxx Beta of 30,000 m2, together with additional land with the potential for construction of 15,000 m2, CTP has officially started building the NBC1 facility, which will immediately offer an additional 30,000 m2 of premium A-class space to the market.

Intending to build one of the biggest industrial parks in Serbia, CTP Invest bought land of 15.3 hectares in 2019. The works on the construction of the first facility within the industrial park were finished in December 2020, when the first tenant, Tehnomanija, moved in and rented the entire facility.

The main characteristic of CTPark Belgrade North, in addition to the quality, is the excellent location. The park is strategically positioned between the two biggest cities in Serbia, Belgrade and Novi Sad, right next to the A1 highway (E75). The location next to the Novi Banovci intersection allows for an easy access to highways, which is of great importance for future investors. Also, an important advantage is the great connectivity with Novi Sad, Belgrade, Nis, as well as Zagreb, Budapest, Timisoara, Thessaloniki, Sofia etc.

Modern space and the excellent position of CTPark North are suitable for the first-mile logistics (getting the goods to the seller or the distributor) and the production. The distance from the Belgrade center is only 20 kilometers, and the proximity of Novi Sad, Indjija, Batajnica, Stara Pazova and the surrounding places is a special advantage, thanks to the easily available workforce. The area which covers 2.5 million people can be traveled in only a 40-minute ride.

The completion of the NBC1 facility is planned for August 2021, when the space is expected to be handed over to the first tenants, and the company points out that they are open to cooperation with small and large local companies and foreign partners and that the company has long-term plans in Serbia and a large interest in further investments.

Expansions Throughout Serbia

In addition to CTPark Belgrade North, in July 2019, CTP Invest built a facility of 14,000 m2 (SIM1), as an addition within CTPark Belgrade West in Simanovci. The investment of EUR 5 million was finalized in the shortest amount of time possible and the facility was fully leased to clients SIKA and Emmezeta. Within CTPark Belgrade West, CTP owns another facility (SIM2), within which the renowned company Phoenix Pharma operates.

In 2021, the company plans to begin working on another facility within CTPark Belgrade West. The SIM3 facility will offer an additional 7,000 m2 of premium A-class industrial space to the market, and the completion of the construction is planned for the end of 2021.

Along with Belgrade, CTP is currently active in other cities in Serbia. In 2019, the company built a facility of 25,000 m2 – KRG1 – within CTPark Kragujevac, which is located north of Kragujevac, on the main north-south route which connects Serbia with northern Europe. The construction and the delivery of this facility was completed in the shortest amount of time possible. In January 2019, land was bought with the aim of further development of the facility, and the tenant Yanfeng Automotive Interiors entered the new space and started the production as soon as November. Yanfeng Automotive Interiors is the world leader in the production of automotive interiors. Headquartered in Shanghai, the company has around 118 production facilities and technical centers in 20 countries and over 32,000 employees worldwide, who design, develop and produce internal components for all car manufacturers. The factory in Kragujevac is the first factory of that company in Serbia, a facility designed for 800 employees. In addition to Yanfeng Automotive Interiors, within the facility, another division of Yanfeng, namely, Yanfeng Safety Systems, which will rent an area of 5,000 m2, will move in during 2021.

In July 2020, CTP started building a new facility (KRG2) within CTPark Kragujevac, of 30,000 m2, for the company Yanfeng Seating, which will create over 300 jobs once the production starts.

In Novi Sad, which is considered one of the biggest research and education centers in Central and Eastern Europe, the company has successfully completed the construction of the first facility within CTPark Novi Sad – NVS1. The facility is one of the most modern factories in Serbia. In 2020, the first tenant, BMTS Technology (Bosch Mahle Turbo Systems) is to enter the space and start its production. BMTS Technology is one of the leading producers of turbochargers in the world.

In addition to BMTS, the world-renowned company Continental is to move into the facility next month, where it will develop advanced electronics for the automotive industry, with a large number of engineers working at the facility itself.
